How do you choose a radon mitigation company?

How do you check their certification?

Pennsylvania law requires radon mitigation contractors to be certified by DEP. Every listing on this site shows the company's DEP certification number. You can also check DEP's own Radon Services Directory or call the Pennsylvania radon office at 800-237-2366.

DEP gives each certified mitigator a photo ID badge with their certification number and expiration date. Ask to see it.

Make sure the certification is for mitigation, not only testing.

What should you ask each company?

PA DEP's consumer's guide suggests these questions:

Can they give references or photos, and before and after radon results from past jobs?
Can they explain what the work involves, how long it takes and exactly how the system will work?
Do they charge for diagnostic tests? Many give free estimates but may charge for these.
Did they inspect your house before giving you an estimate?
Did they look at your radon test results and check the test was done properly?

What should a written quote include?

PA DEP says to check that each proposal includes:

Proof of state certification
Proof of liability insurance, bonding and any local licenses
Diagnostic testing before the system is designed and installed
A warning device that tells you if the system stops working
A test after installation to make sure the system works
A guarantee to bring radon to 4 pCi/L or below, and for how long

DEP's fact sheet adds: make sure the guarantee is to get the home below 4 pCi/L for the quoted price, and that what they tell you matches what they write down.

How do you compare two quotes side by side?

Look past the price. PA DEP says:

A cheaper system may cost more to run and maintain.
A cheaper system may look worse.
A more expensive system may suit your house better.
The quality of the materials affects how long the system lasts.

Put each quote's answers to the checklist above next to each other. A gap in one is a question to ask.

What goes in the contract?

Ask for a contract before any work starts, and check it matches the proposal. PA DEP says it should include:

The total cost, including taxes and permit fees, any deposit, and when full payment is due
How long the work will take
An agreement to get permits and follow building codes
A statement that they carry liability insurance
That they're responsible for damage during the job and for clean-up
Details of any guarantee to reduce radon below an agreed level
Warranties on the fan and other parts
Whether warranties or guarantees transfer if you sell your home
What you need to do before work starts, like clearing the work area

DEP also says optional extras, like an extended warranty or a service plan, may be worth the extra cost.
