How do you know your radon system is working?

Test after it's installed, then keep an eye on the warning device. PA DEP says a follow-up test is the only way to know if the system is bringing levels below 4 pCi/L.

When is the test after installation?

PA DEP says the post-mitigation test must be done within 30 days of installation, but no sooner than 24 hours after the system is running with the fan on. The rules say the test must last at least 48 hours, and DEP recommends 2 to 7 days. Keep windows and doors closed for 12 hours before and during the test, except for normal coming and going.

The installer must make sure this test is done. DEP also recommends an independent follow-up test, by an independent tester or by you, to remove any conflict of interest.

If the system went in during summer, DEP says it's reasonable to retest in winter to make sure it's still working.

What does the gauge tell you?

Every active system must have a warning device. PA DEP lists these types:

• A liquid gauge
• A sound alarm
• A light indicator
• A dial gauge with a needle

It must sit where you can see or hear it easily. Look at it regularly. If it shows the system isn't working, DEP says to call a contractor to check it.

What if the fan stops?

The warning device should tell you. If it shows the system isn't working, PA DEP says to call a contractor to check it.

PA DEP says a replacement fan costs approximately $250 to $350, including parts and labor.

What maintenance does it need?

Not much. PA DEP says:

• The fan must run all the time. Never turn it off.
• Most fans have a five-year warranty and typically last much longer.
• A replacement fan costs approximately $250 to $350, including parts and labor.
• Retest at least every two years.

What if you remodel?

If you finish a basement or make other big structural changes, DEP says to ask your radon contractor whether it could void any warranty. After the work, retest in the lowest lived-in area.

What if something's wrong with the install?

DEP's checklist says to call the mitigator and ask them to fix it. If nothing happens within 30 days, call the Pennsylvania Radon Hotline at 800-237-2366.
